  1. Rent to Buy: This program is usually best for folks who want the pride of ownership without the need for qualifying for a bank loan and a huge 20% down payment. They can get into their own home on a “Rent to Buy” plan with a small down payment, usually about 5% of the purchase price. Then over 1 or 2 years, they can build a strong payment history to qualify for a bank loan to buy the home, which reduces their housing costs through tax deductible interest savings. This is a great plan for folks who are just starting out and need time to get their finances in order.
  2. Own it Now: This program is usually best for folks who want the pride of ownership and they have a larger down payment, from 10% up to 15% of the purchase price, and maybe they have income, like self-employment, that is difficult to document. They always pay on-time all of their bills, but banks still won’t lend to them to buy their own home. This is a great plan for folks with good, steady income and they have prior experience as responsible home owners.
